Job Description Job Description We are seeking an experienced Property Site Manager to oversee all day-to-day operations, sales, and customer experience for a single self-storage facility. This role combines hands-on property management with leadership responsibilities, ensuring the site meets its occupancy, revenue, and operational goals. The ideal candidate is proactive, organized, and customer-focused, with strong leadership skills and a passion for delivering exceptional results. Key Responsibilities Sales & Customer Experience Lead all sales and leasing activity to drive occupancy, rate growth, and retail sales. Build strong customer relationships through professional communication, problem-solving, and responsiveness. Coach and support the Assistant Manager in effective sales techniques, renewals, and customer retention. Ensure timely rent collection and compliance with company policies. Operational Excellence Maintain an always ready facility - clean, secure, and well-maintained at all times. Oversee daily operations, including lock checks, maintenance coordination, vendor management, and inspections. Ensure compliance with safety, security, and operational standards. Accurately manage reports, budgets, and inventory while monitoring site KPIs (occupancy, revenue, delinquency, expenses). Team Leadership & Development Supervise and motivate the Assistant Manager and part-time staff, fostering accountability and strong teamwork. Provide coaching, training, and performance feedback to develop team members. Schedule staff and delegate daily responsibilities to ensure full coverage and efficient workflow. Communication & Coordination Serve as the on-site liaison for the Regional/Area Manager and ownership team. Communicate operational updates, customer feedback, and emerging issues promptly and professionally. Collaborate with leadership on marketing initiatives, pricing strategies, and operational improvements. Physical Requirements/Work Environment Able to regularly lift items up to 50 lbs., sit, stand, knells, crouch, crawl, bend, climb or balance Physically able to operate electric hand tools, carry tools, lift and carry heavy loads, operate required equipment and operate a motor vehicle. Able to work in close spaces such as storage units. Able to work on ladders, roofs and other facilities related environments. Sound like you? To apply you should have 2-4 years of experience in property, retail, or self-storage management. Proven success in sales growth and team leadership. Strong organizational and problem-solving skills with attention to detail. Excellent written and verbal communication skills. Proficient in Microsoft Office; experience with storage management or POS software preferred. Valid driver's license and reliable transportation. Availability to work Saturdays (we are closed Sundays). High school diploma or equivalent required; college or business management experience preferred.
