As a VP, Collateral Underwriter at Conventus, you will be instrumental in driving smart, risk-conscious lending decisions through thoughtful valuation analysis. You will evaluate real estate collateral across a variety of asset classes and markets, helping our team structure loans that balance borrower opportunity and risk mitigation. This role provides an opportunity to be a key member of a fast-paced private lending company, providing capital for real estate investors nationwide.

RESPONSIBILITIES

What You’ll Do

  • Perform internal valuations on a wide range of real estate assets across the U.S.—including SFRs, condos, townhomes, land, and multifamily/mixed-use properties—with a focus on transitional assets.
  • Review and assess third-party appraisals, applying a practical, market-based lens to confirm or challenge value conclusions, particularly for unique and non-stabilized properties.
  • Collaborate closely with our Credit team to develop thoughtful loan structures informed by project risk, asset quality, and market dynamics.
  • Evaluate borrower development plans, scopes of work, architectural drawings, and site plans to assess feasibility and alignment with projected valuations.
  • Initiate and manage appraisal challenges when valuations diverge from internal expectations or market support, especially in nuanced or high-leverage transactions.
  • Communicate valuation perspectives clearly to both internal teams and, when appropriate, borrowers—supporting transparency and trust in the lending process.
  • Develop and maintain valuation summaries that highlight both project strengths and potential value risks, forming a key part of the credit package.
  • Analyze key market drivers, comp data, and neighborhood trends to support asset-level underwriting decisions.
  • Provide timely updates and documentation that support efficient loan processing and internal reporting.
  • Contribute market insights and valuation perspectives to help identify opportunities and risks in new and existing lending geographies.
  • Work independently in a fast-moving, entrepreneurial environment where adaptability and decisiveness are valued.
  • Review and mentor peers as needed to ensure consistent underwriting standards and valuation quality.

QUALIFICATIONS

  • +10-15 years of experience in appraisal or valuation analysis. Experience working in a banking or lending environment is a plus.
  • Experience in appraising land and subdivision development projects is required.
  • Certified General Appraiser license required; MAI designation strongly preferred.
  • Deep understanding of residential development economics, including land valuation, cost analysis, and land residual modeling.
  • Hands-on experience underwriting loans for construction, bridge, or value-add projects.
  • Ability to interpret and analyze proformas, project budgets, and construction scopes.
  • Bachelor’s degree in real estate, finance, economics, or related field preferred.
  • Strong Excel skills and comfort with valuation tools and modeling.
  • Analytical mindset with excellent judgment and a pragmatic, business-oriented approach to value.
