This role focuses on collecting, verifying, and appraising residential real property in Weber County for ad valorem tax purposes. The highest eligible level will be considered for each applicant. Job Overview Under close supervision of the County Assessor or designated administrator, collect data, perform inspections, and produce appraisals of residential real property, emphasizing annual evaluations to estimate fair market value for ad valorem tax purposes. Essential Functions Collect and verify data from sale and lease information, zoning, and improvement records. Discover, inspect, and appraise improved residential real property annually. Collect, verify, and correct county assessment records via physical and electronic inspections. Ensure compliance with Utah laws, Utah Tax Commission Administrative Rules, and USPAP. Prepare appraisal reports and presentations. Review appeals filed through the Board of Equalization. Represent Weber County as a witness in Board of Equalization hearings, Utah State Tax Commission proceedings, and court proceedings. Perform assigned customer service duties and other responsibilities as required. Supervisory Responsibilities None. Education / Experience Education: High school diploma or equivalent required; preference for degrees in Statistics, Business Administration, Accounting, Finance, Economics, Real Estate, or related fields. Experience: Preference for applicants with prior ad valorem experience, proficiency with CAMA data systems, SQL queries, data analytics, and completion of at least the minimum supervised inspections outlined in rule R162‑2g. Knowledge, Skills, & Abilities Knowledge: Basic understanding of real estate appraisal principles, ethical practices, property types, zoning, and market trends. Skills: Data collection and analysis, accurate recording of property characteristics, verbal and written communication, note‑taking, discrepancy identification and resolution. Abilities: Quick learning of appraisal concepts, openness to feedback, on‑site inspection proficiency, impartial evaluation, and safe handling of physical demands. Your Special Qualifications Obtain an Appraiser Trainee license within 6 months of hire. Complete appraisal education for a Licensed Appraiser credential within 24 months. Earn Associate Residential Appraiser designation from the Utah State Tax Commission within 24 months. Become a Licensed Appraiser with the Utah Division of Real Estate within 3 years. Become a General Appraiser with the Utah Division of Real Estate within 5 years. Possess a valid Utah driver’s license (or ability to obtain one), good driving record, and required auto insurance. Complete a pre‑employment background check, if required. Physical Demands Periodically reach, stand, walk, climb stairs, balance, stoop, kneel, and lift up to 25 pounds. Requires good vision and the ability to inspect properties on uneven terrain. Work Environment Occasional work outside in adverse weather conditions.
